How much does a roof survey cost?
Our independent roof surveys start from £499. The exact figure depends on the property and the scope of inspection, and we provide a fixed quote before any work begins so you know the cost upfront — no hidden fees, no surprises after the inspection.
The report, photographic evidence and findings are all included in that price. There is no separate "report fee" added on top.
What affects the price
Several factors influence the cost of an inspection:
- Property size — larger roofs take longer to inspect thoroughly.
- Roof complexity — multiple levels, valleys, hips, chimneys and flat-roof elements all add time.
- Access — roofs that are difficult or slow to access safely take longer, and may require equipment.
- Inspection scope — a pre-purchase survey, a leak investigation and a general condition survey differ in focus and depth.
- Specialist equipment — drone imagery, where appropriate, adds to the work involved.
- Report requirements — commercial and detailed reporting requirements take longer to prepare.
Residential versus commercial
Residential surveys start from £499 for a straightforward property. Commercial work is quoted separately because it typically involves larger roof areas, different construction types and more detailed reporting. Provide the property details and we will give you a specific commercial quote.
Why a paid inspection costs money
An independent inspection is a professional service whose only product is the report. The cost reflects the time, expertise and equipment involved in producing an impartial assessment. There is no downstream repair contract to subsidise the visit, because we do not undertake repairs.
Free roofing quotations — a different thing
Contractors often offer "free" roof quotes, and these can be useful, but they are not the same as an independent inspection. A free quote is an offer to do work, produced by a business that earns by being appointed to that work. The cost of the visit is recovered through the repair contract — if one follows. A paid independent inspection has no such contract attached, which is the point.
